To find help with preventing foreclosure, please contact the housing counseling agency listed for your county.  There are income guidelines (400% of the federal poverty level) and other program requirements, but you should contact the housing counseling agency to find out if you are eligible.  If you are eligible, there is no charge for housing counseling or legal services under this program.    If you need legal services, the housing counseling agency will refer you to the legal services program office nearest you.   Contact information is also listed for the legal services program office serving your county.  To find help in other New York counties, please go to LawHelp/NY.

Chautauqua Home Rehabilitation and Improvement Corporation (CHRIC)

 has been helping low and moderate income residents of Chautauqua County 
repair and  maintain their homes since 1978 through grants for necessary home repairs,
grants to help landlords make their rental properties lead-safe, and assistance with adaptations for the elderly and disabled.

CHRIC also provides other types of assistance including:

  • reverse mortgages counseling

Service Profile: Keuka Housing Council, Inc. (KHC) continues to work on increasing the quantity and quality of affordable housing in Yates County. This includes rental and owner-occupied property, with special attention given to the unique needs of low -income residents. KHC strives to increase public awareness of housing needs and works with government and private housing interests to create opportunities to address such needs. KHC provides information and technical assistance to groups and individuals interested in improving the supply and condition of housing. KHC receives and manages funds for the construction and rehabilitation of housing. KHC advocates for the development of and enforcement of proper land use regulations, building codes, and policies that will encourage the development of safe, quality housing. KHC currently operates First-Time Homebuyer programs for Yates County. KHC provides home improvement programs for existing low-income home owners. The Council will continue its efforts to apply for funds to assist the low-income population of Yates County. The funds will come from NYS Affordable Housing Program, NYS Housing Trust Fund, HUD-CDBG, HOME Program, HHAP, Daisy Marquis Jones Foundation, and the private sector.

PathStone assists homeowners who are experiencing trouble with their mortgages. Our experienced foreclosure counselors will help borrowers in trouble understand the foreclosure process and whenever possible will help them obtain a loan modification or some other foreclosure solution from their lender. We can also provide legal referrals for borrowers who are facing a “settlement conference” in court with their lender or who need other legal assistance with their mortgages.

Service Profile:
PathStone provides an extensive first time home buyer counseling program.  Our experienced housing counselors will help first time homebuyers understand the entire home buying and mortgage process and will assist them through the closing with personalized advice and assistance. Advanced counseling programs like PathStone’s, which includes up to ten hours of class room work, dramatically reduce the numbers of first time home buyers who fall into predatory lending and foreclosure traps. In addition PathStone’s program works with local banks to provide matched savings programs that can help borrowers save up for down payment and closing costs.

Seneca Housing, Inc. is a not-for-profit corporation established in 1972.  Under our By-Laws, the purposes for which this corporation was organized include “providing fair and adequate housing for low-income, elderly and distressed persons unable to obtain such housing unassisted and to do any other act or thing incidental to or connected with the foregoing purposes or in advancement thereof.”

Seneca Housing administers the HUD Section 8 Housing Choice Voucher Program in Seneca County, under contract with the New York State Housing Trust Fund Corporation.  Under this program, we facilitate the provision of HUD rental assistance to 200 families or individuals so that they have the financial ability to live in safe, decent housing.  In 2005, we instituted the Homeownership Voucher Option, which will convert a HUD rental-assistance payment to a HUD mortgage-assistance payment for those of our eligible clients who have the desire to own their own home and are able to obtain financing.  Our staff is certified through NeighborWorks, Inc. to present Homebuyer Education Training, and we provide homeownership counseling to our HUD clients as well as to interested members of the community.  We also offer foreclosure prevention and mortgage default counseling.

Unfortunately, we cannot represent everyone who asks for our help. Even if we don't have funding or advocates available to help with your specific problem, we usually can give you general information about your problem. Or, we can usually give you the name of another agency which might be able to help you. LawNY offices are not allowed to give criminal law advice.
If we do think we can help, we may ask you to come in to the office for an appointment so we can get more information. Sometimes we can get all the information we need from you over the phone. If we are able to take you on as a client, we will confirm that decision in writing.
